 Single Agency – Agency – perhaps one of the most important issues in a real estate transaction! Before you disclose any personal information to a Realtor, be sure you are aware of whether he/she will be working “for you” or “against you.” If you are a client of the Realtor, he will be working “for you.” If you are only a customer of the Realtor, she will be working “against you."
What are your choices regarding “agency?” Simply stated, they are:
1. No agency – the Realtor does not represent anyone 2. Dual agency – the Realtor represents both parties in the transaction! (This can present a moral dilemma – how can the Realtor tell the seller that she will work for him to get the highest price, while in the same transaction tell the buyer that she will work for her to get the lowest price? Basically, that’s what’s involved in dual agency.) 3. Single agency – the Realtor represents only one party in the transaction – either the seller as the a selling agent, or the buyer as a buyers agent, but never both in the same transaction.

When we help someone to sell their home, we work for them as a seller’s agent. If we help someone to sell and then buy another home, in the transaction to sell their home we would assist them as their seller’s agent, and then as we help them to locate their new home, we assist them as their buyer’s agent. In both of those two transactions, we are representing a “single” client – the seller in the first transaction, and the buyer in the second transaction.
