Comparative Market Analysis
A market analysis is a report that is prepared by a real estate broker or agent which compares your property to similar properties on and off the market. Included in the report will be homes currently for sale, pending and recently sold through the Regional Multiple Listing Service (RMLS). This is NOT an appraisal, merely an estimate of value based on features and condition of your home compared to other homes in your area.
If you are thinking of selling your property and are contemplating the services of a licensed real estate broker, I offer a free home evaluation (CMA) so you can find out how much your home may be worth in today's real estate market. I use a two-step process. The first step is a persoanl visit to your home where we can meet each other. During this visit, I will give you an overview of the market, complete some measurements of your property, and then explain my business policies. We will then schedule a second visit at which I will review with you data on the market that will provide you with a basis for your home's possible value. This two-step approach allows the consumer to think about the items we discussed without feeling pressured to "sign tonight"! If for any reason they do not feel comfortable in possibly developing a business partnership, the second visit can be cancelled upon request.
