SELLER INFORMATION


As you consider selling what is perhaps your largest asset, how will you go about it?  Many folks feel that they can “go it on their own.”  Maybe a relative or friend told them that they could do it and “save” the commission.  Granted, commissions are the major expense in selling a home.  But the commission represents both the information and service that the real estate broker provides in helping the seller to reach their goals in the shortest amount of time with the least amount of problems. 

Here is some of what we offer our clients who are sellers:

            Information:

1.      Detailed printed data of the activity in their neighborhood (homes that have sold; homes that are presently for sale; and homes that were on the market, but did not sell).

2.      Understandable analysis of the market data so they will be able to use the data in establishing a selling price for their home.

3.      Once listed, we provide regular “market updates” during the listing period so the seller is not in the dark about what is happening in the market.  These updates are provided on a schedule and by a method that the seller chooses.

4.      A presentation of our “marketing plan.”  Each plan is created after we establish the seller’s goals and time-frame.  Our marketing plan reminds the seller that they are the “employer” and we are the “employee” in this relationship.  While we provide market data and offer professional opinions and recommendations, the seller ultimately decides and approves all that is done throughout the selling process of their home.

 Services:

1.      After a seller’s requests our service as their “single agent,” we then begin the process of creating a marketing plan that will help them to reach their goals.  This is a joint effort.  We explain certain proven strategies, but the seller gives final approval for each one.  We then go to work “marketing” the property.

2.      Once listed, we coordinate property showings with other real estate companies.  The seller is notified of each request, the day and time, and then approves or declines the request. 

3.      During the listing, we provide each seller with market updates to keep them informed as to what is happening in their market.  These are most often requested to be sent by email and can be either a summary in a Word document or a link to the MLS for more detail.

4.      At the time of an offer, we will step the seller through the various parts of the offer, and the time-frame that is involved.  Then we explain the service of negotiation on their behalf.  This is a key service.  What is perceived and decided at the offer presentation will control the whole transaction!  Careful analysis is essential.  Complete understanding (between both seller and buyer) is required.  Clear and comprehensive deletions or additions to the offer must be unquestionable!  One mistake here could be quite costly at the closing.

5.      After the offer, our work continues in earnest.  The time between the execution of the purchase agreement (the meeting of the minds!)  and the closing of the transaction (signing all those papers!) is a time that requires “attention to detail.”  We work closely and regularly with the seller’s closer.  However, we also stay in touch regularly with the buyers real estate agent, mortgage office and real estate closer.  We do this to try and eliminate any "surprises” when it comes time to close.

This detailed information and these professional services are offered to our selling clients at very affordable fee structures.  We do not have a “one size fits all” approach.  We work with each client and ultimately, they decide what services they want and how much of an expense the brokerage services will be.
